About us Zone is a privately owned construction company based in Sydney, NSW, specialising in commercial construction projects including Fit-Outs, Remedial & HAZMAT projects, Refurbishments & Upgrades, Physical Security Projects and Heritage Construction. Zone commenced operations in 2013 and has derived its services from the time working in the commercial and residential construction industry for several clients including private residential development contractors, commercial tier 1 corporations, commercial contractors, and state and federal government authorities. History Budd Frome, the founder of Zone created this company in 2013 specialising in Defence Projects and Consulting Services, Zone has developed into a reputable company working with Tier 1 corporations along with State and Federal government departments, and residential and commercial contractors. Extending our experience In 2017, Zone teamed up with one of our leading subcontractors who specialise in the manufacture and installation of custom architectural joinery for highend interior fit-outs. Together we have a combined 50 + year’s industry experience. The arrangement works very well for a number of reasons. First amongst these is our shared passion for creating wonderful, exciting spaces for our clients. Clients also benefit from substantially reduced joinery costs. RAAF RICHMOND CINEMA REFURBISHMENT Case study

Background • RAAF Base Richmond is entered on the Commonwealth Heritage List (CHL) for its historical, design and social significance (Place ID 105653). • The site was purchased by the Commonwealth in 1923, becoming the second military air base in Australia. • RAAF Base Richmond is a Royal Australian Air Force (RAAF) military air base located within the City of Hawkesbury, approximately 50 kilometres north-west of Sydney. Situated between the towns of Windsor and Richmond, the base is the oldest base in New South Wales and the second oldest in Australia. The base is home to the transport headquarters RAAF Air Lift Group, and its major operational formations, Nos. 84 and 86 Wings. The main aircraft type operated at the base is the Lockheed C-130 Hercules. Richmond is a regular venue for air shows and has at times been mooted as a site for Sydney’s proposed second international airport. The Cinema • This cinema, built in the 1940s, is a timber framed hall designed in the vernacular style typically employed by the Commonwealth during the 1930s and 1940s. The roof is clad with galvanised corrugated metal and the walls are clad with weatherboards to window sill height. The upper wall areas, originally asbestos cement, have been reclad with fibrous cement sheeting. It is believed that the building was relocated to this position from elsewhere within the Base. • The basic fabric of this building included half-timbered walls, timber window frames and doors, simple rectangular building plan, and gabled roof form. • The building’s interior has been substantially altered although the general layout of the spaces remains basically intact. • Characteristics of 1940s interiors should be considered during any upgrade of interior fittings and finishes/furnishings. • This building is currently located in a traffic island and therefore, during major works, a reconfiguration of traffic flows around the building is required.

Scope of Works • Investigation of existing structure to identify any contaminated materials • Removal of all Asbestos Containing Material and Lead Base Paint materials • Demolition and removal of majority of building structure • Discovery of heritage windows hidden in between internal sheeting and external cladding. Zone kept intact and stored for reinstallation • Uncovering of footings for detailed investigation into the structural adequacy of the foundations of the building. • Installation of structural steel framework with webforged platforming • Installation of purpose made external cladding sourced from Norway with a 20-week lead time • Complete internal fit out including wall sheeting, ceiling sheeting, carpet, toilet refurbishment, painting, etc. • Reinstatement of projector and screen, curtains and seating • Repair and Replace deteriorated external timber boards, including the upper panels and lower shipboard panelling • Replace existing roof sheeting, including guttering and downpipes & Install roof and underfloor insulation • Existing original windows in the projector room to be replaced with a ‘like for like’ timber window • Remove existing heating and cooling options and install a new air conditioning system

INTERNAL ALTERATION & CHANGE OF USE AT 100 GEORGE STREET, WINDSOR NSW Background Case study

• The use of this space prior to this project was a retail Surf Shop. • When this space became vacant, our client New Era Institute had a vision to change this opened area into a private college. • Zone created 6 new class rooms, a staff room, counselling room, foyer/reception area, 2 offices and a kitchen as well as Male, Female, Ambulant and Staff Bathrooms. Scope of Works • Alteration and Change of Use to 3 Classrooms, Reception Area, Office, Kitchen and Bathrooms • Complete all wall partitioning to separate rooms into the required areas • Complete all electrical, mechanical, fire, and hydraulic services • Upgrade vinyl flooring, tiling in the bathrooms, and carpet tiles throughout the shared areas, office, and classrooms. • Complete all painting works to all walls and ceilings.

HOLSWORTHY RANGE ROAD INTERSECTION WORKS Case study

Scope of Works • The project was a full design and construct project • The client required construction of a series of stabilised road intersections • The intent was to have a grid of intersections which can handle vehicles moving back and forward with a maximum weight of 5 tonnes • The pavement design was minimum 3% stabilised road base with 20 years design life • Boxed in Pavement with a depth of average 200mm • Drainage engineering was provided to the design to ensure that overland water erosion will be minimised • Minor excavation and preparation, removing of the small plants to create a flat surface to install the Geofabric material. • Supply and operation of 7.5 ton roller pad foot single drum in order to compact the ground • Supply and installation of DGB20 road base to an average of 200mm thickness • Supply and operation of 2.6 ton smooth drum roller for compacting the road base • Supply and Installation of Geofabric to the entire area – 6000m 2 • Supply and Installation of 20mm blue metal gravel for all areas in between the roads (3800m 2 )

PERIMETER FENCE UPGRADE AT RANDWICK ARMY BARRACKS

Scope of Works The scope of works of this project involved the design and replacement of the north and western boundaries of the perimeter fence. The section of fence that was replaced was 1.4 km in length and included the following: • Demolition of existing chain fence • Demolition of existing brick plinth • Pruning of trees and branches • Minor excavation, backfilling and compaction utilising DGB20 • Non-destructive digging potholing of posts • New 2,400mm high fencing with 450mm three strand barbed wire on top • Single manual pedestrian gates • Single automatic pedestrian gates • Double manual vehicle gates • New manually operated swing gate at main entrance

HUXLEY NORTH WATER PENETRATION PROJECT AT 28-42 RIDER BOULEVARD, RHODES Scope of Works Case study

The scope of works of this project involved the installation of new waterproofing membrane and other miscellaneous repairs to Roof Areas, Planter Boxes and a Laneway. The works generally consisted of installation of a new waterproof membrane, resealing failed concrete panel sealant joints, repair of cracked and spalling grout pockets, and repainting the internal faces of the concrete parapets and included the following: • Concrete Patch Repairs • Concrete Bar Tip/Corroding Ferrule Repairs • Application of Concrete Repair Mortar • Painting to concrete, rendered substrates & membrane surfaces • Built-up Waterproof Membrane • Supply & Installation of New Timber Deck

CATS MEOW - REFURBISHMENT OF HERITAGE BAR & RESTAURANT AT 52 OXFORD ST, DARLINGHURST Scope of Works Zone was engaged to undertake a refurbishment of an existing bar to transform into a lavish 1920s-inspired Champagne bar. The designer created a shadowy interior that captures the mysterious mood that underpinned the nightclubs of the 1920s era. The scope of works included: • Demolition of existing bar, kitchen and bathrooms • Refurbishment of all existing services including mechanical, hydraulic and electrical • Make good of all existing heritage walls and ceilings • Relocation of bar, bathrooms and kitchens • Roughing in of all services to suit new layout • Installation of cantilevered mezzanine with bathroom • Custom made joinery (In-house), stone, stainless steel, furniture and upholstery works • Fit off of all services including in house custom made chandelier • Repairs and Painting to walls utilising STUCO painting and wallpaper • Supply and installation of all wall and floor tiling including mosaic and feature tiles • Chevron pattern flooring including brass inserts

The old London Chambers is a fine example of the Federation Free Classical style that has been given a level of distinction due to the expressive use of brick and stone throughout its facades and that has retained a substantial amount of original external fabric. Zone elected to design and construct various alternate solutions for joinery and services to accommodate the heritage aspect of the building and not impede or obstruct any views from seated areas. It is one of two imposing purpose designed banking buildings that were constructed around 1911-1912 in this part of Oxford Street, the other being the former Union Bank of Australia at 21 Oxford Street. Zone opted to provide locally sourced and custom made furniture to reduce the long lead time possibility and also match the lavish 1920s style of the fit out. Zone were intrigued with the structure of the building and the original form of construction. Imposing three/four storey Federation Free Classical style building situated on a prominent wedge shaped site with a steep fall. The two upper levels are constructed of face brick and are regulated by alternating pilasters and bays of single windows. Decorative sandstone trimmings including window architraves and pilaster bases and capitals contrast with the brickwork. The pilasters support a simple horizontal moulding above which rises a wide band of plain stone capped by a denticulated cornice. It was realised during the start-up phases of the project that the Structural Steel component of the mezzanine was designed incorrectly by the client’s engineer. Zone elected to engage our own engineer to problem solve and re-engineer the structure to accommodate and in turn save the client time and money with the construction

RUSSELL R8 BASEMENT REFURBISHMENT Case study

Background • The Russell Precinct accommodates the administrative Headquarters for the Department of Defence. • The precinct consists of 11 buildings in total including the R8 building. • The purpose of the project is to provide DCCA a functional office space within the basement of the R8 building for the entire Canberra based DCCA workforce consisting of 26 personnel. Scope of Works • The project involved the Refurbishment of the Basement within Building R8 located in the Russell Precinct at the Department of Defence Administrative Headquarters Russell, ACT 2600. • Consisted of refurbishment of selected areas of the R8 Basement level to provide a functional office space to meet requirements of new occupants. • The space is to accommodate 16 sit to stand workstations, a resource area, waiting area, 5 offices, 2 conference rooms and a 2-person SCIF (Sensitive Compartmented Information Facility) built to Zone 5 requirements.

Innovations • The design called for a solid wall to extend to the underside of the slab which had a floor to ceiling height of 5.4m. • Upon investigating above the existing ceiling it was evident there were a large amount of existing services running along the underside of the slab above which resulted in this being unable to occur. • Zone provided an alternative solution to create an L-shaped wall above the grid height, to manoeuvre around the services and extend to the slab, which was approved by the Defence Security Consultant. Result • Zone successfully delivered the new office space in accordance with the scope & the design prepared by local architects, Capezio Copeland.
